What do investors need most to improve the decarbonisation of their portfolios?

To mark the 2026 edition of the Belgian Low-Carbon Investors Barometer, Pulse Check invites a real estate professional each week to address a question shaping the sector’s transition to a low-carbon future. This week, Rudi op ’t Roodt, Chief Technical and Sustainability Officer at Befimmo, shares his perspective.

What do investors need most to improve the decarbonisation of their portfolios?

Investors need value for money

Decarbonisation investments must support returns and long-term asset value. Strong rental income depends on good locations, but increasingly also on comfortable, energy-efficient and climate-resilient buildings. Occupiers should share these decarbonisation ambitions and be willing to pay for buildings that offer lower energy consumption, lower operating costs and greater comfort.

Decarbonisation should therefore not be pursued at any cost: investments need to make economic sense. Technical solutions must be proven, scalable and fit for purpose, without unnecessary complexity.

Investors need properly sized, efficient systems

Heating and cooling demand should increasingly be assessed using dynamic analysis that reflects actual building use, rather than relying solely on conservative, standardised calculations that often result in oversized installations. Systems should be properly sized, simple, robust and energy-efficient, with limited maintenance requirements.’

The best energy is the energy you do not consume, so reducing demand should always come first. However, improvements to the building envelope are not always technically or economically feasible in existing buildings.

Finally, investors need access to capital to turn their decarbonisation ambitions into reality.
